Commission OKs Townhomes, Signage at Shopping Center

ELK GROVE, CA (MPG) - At its Dec. 4 meeting, the Elk Grove Planning Commission approved updates to the Wellington Crossing development and changes to the signage plan for The Village.
Project planner Kyra Killingsworth presented an overview of the modified Wellington Crossing project, which includes 188 attached townhomes with one-, two- and three-bedroom options and a 4,500-square-foot clubhouse with on-site amenities. The townhomes are designed with a single-family residential appearance and follow a Santa Barbara-style architectural theme.
The development is planned for a vacant lot on West Elk Grove Boulevard behind the Stonelake Landing shopping center, where Sky Port Restaurant and Bar is located.
Killingsworth noted that the biggest change since the project was first presented on Sept. 15, 2022, was the removal of studio-sized units. That change also affected the parking design, reducing the originally planned parking per unit requirement.
Commission President Juan Fernandez asked whether the lot adjacent to the project site was included in the plans. Killingsworth confirmed that the northern lot is a separate, vacant commercial property and will not be part of the project. She added that a trail will run along the property line to separate the lot from the new buildings and driveway.
“It’s going to be the property line, a trail and then the buildings and then the driveway,” Killingsworth said.
Commissioner Sandra Poole asked about parking for the clubhouse, noting that no additional spaces would be available if it were rented for events. The developer clarified that the clubhouse will only be used by residents for personal events, meaning no extra parking will be needed. The commission approved the project on a 5-0 vote.
The commission next considered signage for The Village, a new 15-acre commercial development under construction between Big Horn and Elk Grove boulevards.
The proposal requested approval for one additional freestanding monument sign along Wymark Drive. Earlier this year, the commission approved seven freestanding signs and city staff recommended adding an eighth to provide more signage opportunities for tenants.
City project manager Antonio Ablog said the lighting design for the signs was selected to minimize potential glare. He explained that the push-through style signs will use internal illumination with a halo effect, similar to those at The Ridge Shopping Center, rather than bright digital displays that could create glare issues.
The Planning Commission approved the amended signage plan by a 5-0 vote.
